Who We Are


Beam River CLT is incorporated as a Community Benefit Society registered with the Financial Conducts Authority (FCA). This legal structure means that any benefits, such as assets, grants and/or subsidised land, will be protected in perpetuity for the benefit of the community through the CLT as a legal framework.

Beam River is a community land trust (CLT) registered with the Financial Conducts Authority (FCA) as a Community Benefit Society (CBS).

Our Motivation


  • According to National Housing Federation (NHF), over 1.6 million people are on the waiting list for social housing ; and the number is rising by the day.
  • Why? NHF blames heavy government cuts to grants for social landlords.
  • Department of Communities, Housing & Local Government Budgetary allocation for 2009 was £11.4bn.
  • In 2015 £5.3bn.
  • In 2016, 37,985 affordable homes were built, compared to 53,917 in 2009.
  • With 97% of Londoners unable to buy a property in London, BAME populations are three times more vulnerable to housing poverty.
  • It is not surprising, the business case for social housing has received a big boost with the launch of CIVITAS Social Housing in the stock market.
  • “There’s an enormous demand for social housing that’s been unmet.” Paul Bridge, CEO of Civitas Social Housing.
    For instance in the London Borough of Barking & Dagenham, average house price for first time buyers is £300,000; household income needed to buy is £66,750.

Our Vision


Beam River CLT is aiming to provide access to eco-friendly, affordable homes for the disadvantaged and low income community of East London.

Our Objectives

  • Access to affordable, eco-friendly housing – we wish to provide affordable and eco-friendly homes to members of our community.
  • Inclusive Community – we wish to create an inclusive community to mitigate the negative effects of loneliness, isolation and fostering communal unity as an adult social care strategy.
  • Support Beyond Housing – we wish to support the growth and development of our members through training, skills and capacity building opportunities, employability and entrepreneurship development programmes.
  • Support members to acquire new Green Skills – we will support our members to train and retrain by taking advantage of London’s green economy job creation agenda.
